The Alliance Center is a five-story, 90,000-square-foot mixed-use building located in the heart of downtown Tallahassee. The development includes office space, ground-floor retail, 13 live/work units, and below-grade parking, contributing to the city’s goal of fostering a dynamic and active urban environment.
The project involved the demolition of an existing structure and the replacement of approximately 120 feet of aging storefront along Monroe Street (Highway 27), a major downtown corridor. The site posed several technical challenges, including the need for deep excavation, shoring of adjacent historic buildings, and strict adherence to the City of Tallahassee’s urban design guidelines.
The design prioritized functionality, contextual sensitivity, and street-level vibrancy. Great care was taken to integrate the building into the surrounding downtown fabric while creating an engaging and pedestrian-friendly streetscape. The inclusion of live/work units encourages a blend of residential and entrepreneurial activity, while ground-floor retail activates the public realm. Inside, the building features unique interior finishes, including walls adorned with artwork by local artist Paul Tamanian, adding a layer of cultural
connection and visual interest to the space.
The Alliance Center stands as a successful example of urban infill development, contributing to the ongoing revitalization of downtown Tallahassee by combining architectural innovation with community-focused planning.
