Northview

The Northview Building is a 40,000-square-foot, two-story office building located in the Summit East development. Serving as the Tallahassee headquarters for First American Title Company, the project was designed and delivered under an aggressive fast-track schedule with a construction manager to ensure the tenant’s move-in deadline was met. Architectural notice to proceed was granted in late October 2011, initiating work on the design of the core and shell office building with a tenant occupancy date already set for the end of May 2012, just seven months later.


To achieve this timeline, Dodstone was required to prepare and submit phased permitting packages: a foundation permit within two weeks, a shell building permit two weeks after that, and a full tenant build-out permit before the end of December. Each deadline demanded an intense level of coordination and precision across all project stakeholders. Dodstone worked closely with the construction manager, the Owner, and First American Title to streamline design decisions, resolve technical issues in real time, and maintain clear communication among all parties.


Despite the challenges of the accelerated schedule, Dodstone successfully met every milestone set by the construction manager and Owner. Through efficient planning, rigorous attention to detail, and proactive coordination, the project was delivered on time and $200,000 under budget, demonstrating Dodstone’s ability to manage fast-track projects while exceeding client expectations.
